Summary

We were contacted regarding repeated nighttime sounds coming from the attic of a three-storey townhouse. Our inspection confirmed raccoon activity entering through a compromised roof vent. Due to winter conditions and roof height, the work was completed over multiple visits, ending with full exclusion and confirmation that no further wildlife activity was present.

The property was a semi-detached, three-storey townhouse with multiple roof penetrations, including plastic roof vents and soffit intersections. The initial inspection took place in March, with snow present on both the ground and roof surface, limiting immediate repair options.

Customer Concern

The homeowner reported ongoing sounds in the attic during nighttime hours, raising concern about wildlife presence and potential damage to the roof and insulation.

Inspection & Findings

Our inspection identified a damaged roof vent being used as the primary entry point. The surrounding roof area showed signs of wear, and additional roof vents and soffit intersections were assessed as vulnerable secondary access points. Due to roof height and winter conditions, a two-technician approach was used for safety.

Cause Analysis

Raccoons commonly target roof vents made of plastic, as they can be forced open or broken with minimal effort. Elevated rooflines and multiple penetrations increase access opportunities, particularly during colder months when animals seek sheltered denning areas. Seasonal conditions also contributed to delayed permanent repairs.

Treatment / Removal

A humane, non-lethal removal strategy was implemented. A one-way door was installed over the primary roof vent entry point, allowing the raccoon to exit the attic without re-entry. No trapping or harm to the animal occurred.

Exclusion & Repairs

Following successful vacancy, full exclusion work was completed:

  • Approximately fifteen feet of soffit protection sealed with galvanized steel mesh
  • Four roof vents secured with galvanized steel vent cages
  • One plumbing vent sealed at its base with galvanized steel mesh
  • Additional soffit-to-roof intersection screening installed
  • All materials were mechanically fastened and sealed to prevent future access

Photos taken during and after installation show vent cages, soffit screening, and sealed roofline transitions.

Outcome & Confirmation

On the final visit, the one-way door was removed and all exclusion points were rechecked. No further wildlife activity was reported, and the attic remained quiet following completion. The roofline was confirmed to be fully secured at the time of service completion.

Technician Notes

The work was completed over three visits due to winter conditions and roof height. Ardian performed the final inspection and confirmed that all exclusion materials were intact and functioning as intended at the time of departure.
