Summary
Our team completed a four-visit raccoon removal and exclusion project on a three-storey attached home with complex roof geometry. The work was carried out during early baby season and winter conditions, requiring careful timing, attic investigation, and multiple exclusion points to resolve recurring entry attempts. All work was completed using humane, non-lethal methods.

The property featured a very steep roof with several intersecting rooflines, soffits, vents, and plumbing penetrations. The height and layout required working at multiple elevations and coordinating access with two technicians for safe installation and inspection.
Customer Concern
The homeowner reported loud noises in the attic occurring at night, which is typical of raccoon activity. Concerns included ongoing disturbance, potential damage to the roofline, and the possibility of young raccoons being present due to the time of year.
Inspection & Findings
Initial exterior inspection identified a primary entry point at a soffit intersection. Interior attic inspection confirmed wildlife presence; however, raccoon young were not immediately visible during the first visit. Subsequent inspection using thermal imaging later identified concealed heat signatures consistent with raccoon kits behind finished drywall.
Cause Analysis
Raccoons commonly target soffit intersections, roof vents, and plumbing penetrations on tall homes where access is difficult to monitor. Early baby season increases attic use as denning sites, and steep, multi-section roofs create multiple vulnerable junctions. Once an initial entry point is established, secondary attempts often occur at nearby weak points.
Treatment / Removal
A one-way door was installed at the primary soffit entry to allow the adult raccoon to exit without re-entry. During a follow-up visit, thermal imaging was used to locate concealed young. Access was carefully created through drywall, and four mobile raccoon babies were removed and reunited according to humane wildlife practices.
Exclusion & Repairs

- Six roof vents protected with galvanized steel mesh vent covers
- Additional soffit intersection sealed after a re-entry attempt
- Two plumbing vents secured with galvanized steel mesh
- All exclusion materials were mechanically fastened and shaped to match roof and soffit contours
Some additional recommended exclusion work was identified but not approved by the homeowner at that time.
Outcome & Confirmation
On the final visit, all one-way doors were removed and the openings permanently sealed. The homeowner confirmed no further sounds or wildlife activity. A final inspection verified that exclusion points were intact and no new access attempts were present.
Technician Notes
- Visit 1: Ardian installed the primary one-way door and completed roof vent exclusions. Steep roof pitch and winter conditions required a second technician for safe access.
- Visit 2: Thermal imaging identified concealed raccoon young. Four mobile babies were removed after controlled interior access.
- Visit 3: Follow-up inspection confirmed the adult raccoon had vacated but attempted re-entry at a separate soffit intersection. Additional sealing and plumbing vent exclusions completed.
- Visit 4: Ardian and Blerti returned to remove all temporary doors and complete final sealing. No further activity reported.
